Heights Vision – A truly integrated township for all ages in Rajahmundry, AP, India

Vision Heights – a special world in 50 acres – "A true integrated township for all ages"

Vision Heights "is a concept that a community closed. It is a passion of some engineers coming from different local and international experiences to create a truly integrated township in their home country they come from. It is a tribute to their "Home Land" to create a community that will last for years to come.

Evolution

Evolution of the concept was made after extensive research on a small number dependent communities that have arisen in the last 7 to 8 years through South India. The success factors of some of the best in town who have created inhibiting factors of the projects are still struggling to put the residents in the municipalities have been studied by the core team of vision. While the local study is important for understanding what is missing or gaps in current models, the team also studied the different communities in the United States, Singapore, United Kingdom and elsewhere developed to understand the sustainability of these municipalities. Some of our conclusions are as follows:

1. The word "integrated" "Townships" are used very loosely and I do not mean the extension of life in the town "where all basic services" fully "integrated. Therefore, only" gated communities "but not" integrated townships "Essential elements of a canton
a. Residences
b. Basic facilities –

i. School
ii. Hospital
iii. Shops for daily needs
iv. Entertainment and related equipment with health

C. Infrastructure to improve lifestyle

i. clean streets, green and Width
ii. Safe and sound
iii. Clean water, etc.

2. "Indian culture" and the evolution of "Indian companies" is absent in most of our municipalities. These municipalities appear to be simply replica of the Western culture, where families are widely accepted as independent indigenous cultures and societies are patriarchal joint families "in nature. The essential elements of Indian companies are

a. Leader of the House of Sleep – 1st Generation b. Young people and children of the Middle Ages – 2 º C. Generation Grand children – 3rd generation and the future of the country d. Guests

3. To create all these types of facilities in a municipality requires the land bank important. Because of high cost of land in the city, we met with him going to the suburbs of the city is the only option. Even after going to the suburbs, because to current models of production and sale of plots of investment vehicles in India, the land bank on routes where there is good connectivity is difficult to escape. So sometimes we have to go far from the city to create these districts, at a reasonable cost. When we leave the city, is even more important to create the "integration" of all basic services, as indicated above.

Methodology and approach

Our systematic approach has been derived from the concept before mixing the final product is defined for the entire municipality. Methodology The following was used while working in the conceptualization of this project.

1. Define the hierarchy of "need" 2. Mixed Product Definition 3. Financial viability of the project 4. Final Product mix design

In an effort to define the steps above, it is important to first understand the client's needs, which is step 1. Making it happen, we have followed the following approach.

1. Background research: primary research is to talk directly with the client and obtain input. For this to be actually achieved is a professional third necessary. For this IMRB International (www.imrbint.com) was used to test the theory and obtain direct feedback from customers about the product, the factors of price and space.
2. Secondary research: Secondary research was carried out by our own organization, talking to different types of users such as developers local suppliers, clients of the sample, the working class, as masons, carpenters, plumbers, etc.

Concept and Master Plan

With the events above and research to support the project final design is reached. In During the investigation it became clear that the issue of common family of systems, patriarchal societies has been an important area of Godavari and would be well received. Based on this research, the final design was derived. The central concept is "Connect all ages of the population "in a district to ensure" a full life-cycle "to allow the evolution of our society.

Also by connecting the ages, the central connection point are the two ends of the chain – "Seniors", which we call as the Third Age of Gold With over 50 years experience in this land and "Junior" – Ready to learn everything that you are ready to learn. Thus, at the Director, both gold "houses 50 + community and school "kindergarten" are placed in the center of town. The rest of the facilities and residences are located around the center common position.

In the plan, the residences are located in four major individual communities closed to the physical separation and social services and leave the rest in one canton. Thus, the creation of a common community "modern" joint family. Each community has its own security and perimeter wall and parks for them.

The basic facilities such as schools, hospital, house of culture, space and commercial business houses are placed at the entrance of town for people outside the district and the community could benefit from their municipality, without disturbing others.

Why is Rajahmundry and specific location

After all the research and analysis conducted by IMRB International and Cushman & Wakefield, the United States has been voted Rajahmundry the best site targeting both the Godavari districts ie East and West. The rationale, Rajahmundry is located in two districts of East Godavari, Visakhapatnam and Vijayawada and between NH5, the gold ring road connecting Chennai to Kolkata. Most Essential Enhanced connectivity are available in Rajahmundry as rail, Air NH5 road with an airport for landing is updated the night at a Ultra-fast pace near Kakinada port to be a good forum for exchange, etc.

Also, the traditional economic center of the two Godavari districts is a major asset for the site. The latest development in progress, Rajahmundry becomes a school and a migration destination for the entire village community surrounding rural rich is an added advantage.

After selection, the ideal Rajahmundry, The challenge was to identify the proper location for the project. The essential points were closer to the center of education and to facilitate connectivity and both NH5 own right are the venue for the "Vision Heights" – on the road with 1000 feet NH5 front of the entrance and opposed excellent middle school and Giet nannayya University, about GSL Medical College, etc do what "The place is happening" – How the locals call it.

More importantly, also has great future at this point that the new bridge built by Gammon India Ltd., to connect directly and Kovvur NH5 landing just 1 km away from the Heights Vision. The planned bridge will be ready by 2011, when the heights of the Vision will be in full swing.

Finally, the name of "Vision Heights again due to the fact that this particular site is the culmination of the two Godavari districts sea level, this makes it an ideal place Vaastu.

In conclusion, this concept model municipality would be perfectly good for future projects India, given the historical evolution of Indian culture and Indian companies.
